Three New Ski-In/Ski-Out Communities Near Lake Tahoe Assure Authentic Ski Resort Lifestyle

Where can second homeowners in Northern California go for a real getaway to a private, secluded mountain retreat - one with deep snow, reputed slopes and few people? No need to jump on a plane, as the only required “flight” now is an escape via a scenic drive along Highway 88 to Kirkwood Mountain Resort near Lake Tahoe.

Only 21 home sites remain and they will be released in phases beginning in January. With the final release set to begin in January 2007, expectations are for the majority of the 21 remaining sites to be reserved quickly, especially in light of interest from current owners. Expedition Lodge, the first on-mountain slope-side Private Residence Club in the High Sierra, is accepting reservations in Phase I for 32, one-eighth interests in four residences. Phase I will be breaking ground in Spring 2007 with completion in December 2008. These large, luxurious residences will range from 2,260 to 2,680 square-feet, with three-bedrooms from the high $300,000s and four-bedrooms in the mid-$400,000s.

PRCs represent the fastest growing segment of the fractional real estate ownership category, jumping from $200 million to nearly $2 billion in sales in only six years. Popularity is attributed to highly desirable features including flexible and generous use plans, five-star accommodations, extensive amenities, un-compromised hospitality, owner activities and the ability to exchange into other five-star properties around the world.

Survey results indicate that PRCs have the highest satisfaction rate of all real estate. Ninety-four percent of all PRC owners in the country rate their ownership experience very high and would buy again, plus they’d recommend it to friends and family.

Amenities and services at Kirkwood’s Expedition Lodge will include a health club, outdoor spa, private owners lounge, game room, wine bar, underground parking, daily ski valet, boot room, grocery service, owner wine storage, reservation services for dinner, ski school and childcare and the headquarters for Expedition Kirkwood.

“Our initial round of interviews exceeded our most optimistic expectations,” said Chris Tivey, chief operating officer of Star Resort Group, the nation’s leading fractional real estate marketing and sales firm. “When the concept of Private Residence Clubs was introduced here, the pent-up demand was immediately obvious.”

The completed Timber Ridge ski-in/ski-out town homes are the answer for people immediately looking to take advantage of a second home option.

Prices for the seven units included in Phase I start at $1.1 million. Prices will increase for the remaining 21 Timber Ridge town homes, set to be released in phases over the next several months.

The high-end, rustic infused, timber and stone designed three-bedroom, three and one-half bath town homes are the largest such residences in the Lake Tahoe region ranging from 1,939 to 2,205 square-feet. Features include walk-in closets, Berber carpet, stainless steel appliances, a stone fireplace with raised hearth and log mantle, dramatic vaulted ceilings with room-sized dormer windows and loft retreat.
